This will be the only position that is always filled. I will take care of everything else that isn’t addressed by the current employee inventory. This will include accounting, Human Resources, mail person, and web designer. I am the one to make sure that the payroll deposits are made. I adjust the salary of employees as the increase calls for it. I make any decisions if there is a conflict with 2 or more employees. Since I own FSP Realty, there will be a residence exclusively for me whether I will work or not.

For telephony communications, I will have 2 devices to consider. The first one is a ClearlyIP CIP291 Plus. This will allow me to answer the calls in the office, and not have to use my smartphone to answer the call. Second is a SIP? client which will allow tenants to connect with me while I am out of the office. For after hours call, any emergency issues, the tenant will leave a message, and I will return the call once I listened to the message. This will be done using a pager to assure that the device can wake me up.

I will make myself available at all times. I won’t be answering phone calls after hours, but will be available to call an important call back. I will make decisions on whether another salary employee will meet the needs better. For maintenance emergencies, the maintenance person will be responsible for that task. If there is a lost key fob, I will create a new key fob, and process the new fob while disabling the old fob. Since only I have access to the key fob management system, this is something that I must do, and can not leave this to another employee to do.
