Maintenance

There will be 2 maintenance people that would work for FSP Realty. While 2 might be sufficient depending on the number of buildings there are, one person shouldn’t have to be available 24/7/365. With that in mind, the maintenance people will work in shifts. One person will be available 24/7 for one week, then the second one will be available 24/7 for the next week. This will give options to alternate, however if the other maintenance person is needed, then they will be called upon.

There will be no direct line to the maintenance. One will use the after hours IVR to dial 0 which will send the caller to the manager’s pager number. If the manager determines if this is a maintenance emergency, they will call the person on call. If the toilet is clogged, and there is another toilet, then this is not an emergency. If there is only 1 toilet (SRO?s, and studio), then this could be an emergency. Obviously, if the clogged toilet was the tenant’s fault, then they will be charged for the work. The tenant is responsible for the cost of all damages due to their fault.

Maintenance people will be required to install a SIP? client on their smartphone. When they call the tenant, they will use the SIP client which will use the phone’s data capabilities. The tenant will see the realty company’s telephone number, and not their number. This assures that their personal telephone number is not disclosed to anyone they don’t want them to have. However, the SIP client is to be used for the realty company’s business only. This means the company’s number should only be displayed when conducting the company’s business. The use of a SIP client is especially important since they may have to call the tenant while on the road.
